INVESTMENT STRATEGIES
Real Estate
Real estate investing begins with the relationship between a property, its users and its location. Equity and debt offer different ways to participate in that relationship, with distinct cash flows, rights and risks.
Overview
Understanding value from the asset up.
The investment case may center on an occupied property, a building that requires repositioning or a development project. Each demands a different view of leasing, operating expenses and capital needs. Property quality matters, but the purchase price, financing terms and ability to execute the asset plan are equally important.
Investment focus
Income-producing property
Assets with existing occupancy and rental income, evaluated through tenant quality, lease duration and ongoing operating costs.
Repositioning & development
Projects involving renovation, a change of use or new construction, with execution and capital requirements assessed explicitly.
Real estate credit
Financing secured by property, with analysis of collateral value, borrower capacity, lien priority and available remedies.
Capital structure
Direct property equity, joint ventures and property-backed debt. Ownership and lending structures allocate control, cash flow and downside exposure differently.
Evaluation
Local demand
Study supply, tenant requirements, competing properties and the durability of a location's economic base.
Asset cash flow
Review occupancy, rent collections, operating expenses, capital expenditures and the cost of tenant turnover.
Financing & execution
Assess debt obligations, construction delivery, refinancing exposure and the resources needed to complete the plan.
Risks to consider
Vacancy, tenant defaults, construction overruns and changes in property values can reduce returns. Financing may become more expensive or unavailable. Environmental issues, physical damage and local regulation can affect an asset's use and cost. Real estate investments may be difficult to sell.
Does the property support the investment case under less favorable leasing and financing conditions?
These considerations are illustrative and not exhaustive. Evaluate any actual investment using its own documents, terms and risk disclosures.
